摘要: 高鐵的出現使得可及性與流動性增加,影響區域之間互動關係,探討高鐵在一個都市中所扮演的角色,將隨著其區位、周圍設施、場站品質、運輸服務對於都市發展有不同的影響,造成人們的旅次行為模式產生改變,進而使旅行時間縮短造成運輸時間及成本減少,而場站周邊因人潮往返或駐留使得土地開發使用,連帶影響周邊房地產市場之供給與需求,使得房地產價格受到影響。台灣高鐵期望透過改善西部長程運輸服務水準,配合各都會區捷運系統計畫,建構完善大眾運輸路網,除增加地區的可及性外,以新市鎮之發展理念期望同時促進車站附近土地使用配置的改變,可能進而影響房地產市場。本研究目的在於實證分析高鐵對於商用不動產價格之影響,並針對高鐵可及性與高鐵不同設站區位對於房地產價格之影響效果進行探討。\n本研究透過特徵價格模式及最小平方法分析高鐵可及性及不同高鐵車站設站區位對於商用不動產價格產生之影響效果差異。實證結果顯示,高鐵可及性對商用不動產價格具有顯著影響效果,商用不動產價格將隨著與車站的直線距離增加而遞減,而高鐵若對於位在場站直線距離400公尺範圍內及5公里範圍內的商用不動產,皆相較直線距離400公尺範圍外及5公里範圍外之商用不動產更具有正面效益。此外,高鐵車站設站區位不同,對於商用不動產價格產生不同影響效果,其直線距離最近之高鐵車站若位於市中心,則其價格將相較最近之高鐵車站位於都市邊緣及郊區之商用不動產為高。
The emergence of High-Speed Rail(HSR) changes the accessibility of cities and affects the interaction between regions and thus accessibility of HSR has a significant impact on commercial real estate price. This dissertation discusses the role of HSR stations in cities, which will have different impacts on urban development, depending on its location, surrounding facilities, station quality, and transportation services; stimulating changes in people’s travel behavior patterns, which in turn shortens travel and transportation time and reduces affiliated costs. People commute or stay around the station urges land development, affecting the supply and demand of the real estate market, finally affecting housing prices. Taiwan HSR expects to improve the service quality of long-distance transportation on the west coast and cooperate with Mass Rapid Transportation (MRT) systems of various metropolitan areas to construct a comprehensive mass transportation network. In addition to increasing the accessibility of the regions, the development concept of new towns is expected to promote the land use around the station, further affecting the real estate market. The purpose of this study is to analyze the impact of HSR on commercial real estate prices, and to discuss the impact of HSR accessibility and different station locations will cause different impact on real estate prices.\nThis study applies Hedonic Price Method and the Ordinary Least Squares regression for empirical research to analyze the impact of HSR accessibility and the locations of different HSR stations on commercial real estate prices. The result shows that the accessibility of HSR has a significant impact on commercial real estate prices which will decrease when the housing distance (Euclidean distance) increase from the station. Commercial real estate located within 400 meters and 5 kilometers from the station possess more positive benefits than its counterparts. In addition, the location of the HSR station will lead to different impacts on commercial real estate prices. If the nearest HSR station is located in the city center, its price will be higher than located on the fringe of the city or in the suburbs.
