高鐵場站周邊地區住宅價格變化之比較分析 -以臺北站、新竹站、高雄站為例

Abstract

高鐵之快捷與便利，成為許多民眾依賴之交通工具。高鐵對周邊住宅交通可及性之提升，其便利性將反映在住宅價格上，帶動周邊不動產價格上漲，過去不論國內外關於高鐵對周邊房價影響之研究，實證多支持高鐵對房價有正面影響，且該影響隨著與高鐵站距離增加而遞減。\n\n本文利用2013至2019年間高鐵台北、新竹、高雄站周邊住宅為實證對象，應用半對數型之特徵價格函數檢視高鐵對 1000 公尺範圍內住宅價格之影響效果，實證結果顯示，高鐵可及性對住宅價格確實具有影響力，但影響效果並未如預期大，該價格影響效果具有地區性之差異。除了高鐵新竹站以外，屋齡為影響住宅價格的主要因素，且都市化程度越高，其對住宅價格影響效果越大。最後，不同都市發展之成熟程度不同，與地區之發展條件、就業環境及從業性質，導致對高鐵可及性之依賴程度不同，實為影響住宅價格效果的主要原因。

The fast and convenient high-speed rail has become a means of transportation that many people rely on. The convenience of the high-speed rail to the surrounding residential transportation accessibility will be reflected in the housing price, which will drive the price of surrounding real estate to rise. In the past, regardless of domestic and foreign research on the impact of high-speed rail on surrounding housing prices, empirical evidence mostly supports that high-speed rail has a positive impact on housing prices. And the impact diminishes as the distance to the high-speed rail station increases.\n\nThis research focus on the residential housing around the area of Taipei, Hsinchu, and Kaohsiung high-speed rail stations, from 2013 to 2019 as empirical objects. Semi-logarithmic Hedonic pricing function was utilized to examine the effect of high-speed rail on the price of housing within 1,000 meters area. The empirical results show that the accessibility of high-speed rail do have an impact has on Housing prices, and the impact has regional differences, but not as large as expected. Except for the Hsinchu High Speed Rail Station, the age of the house is the main factor that affects the housing price, and the higher the degree of urbanization, the greater the effect on housing price.\n\nFinally, Due to the different maturity of the development of city, and the development conditions, employment environment and nature of employment in the region lead to different levels of dependence on the accessibility of high-speed rail. These are the main influencing factors for the effect of housing prices.
