摘要: 臺灣全國各縣市房價所得比及住宅價格指數不斷攀升,全國房價所得比在去年已升至全球第九名,房價過高已成為一個需要被解決的問題,而豪宅又為房地產市場之領頭羊。本研究針對臺北市大安區內豪宅作為研究對象,探討豪宅房價之影響因素,主要研究的變數有四個,臺北捷運、學校、公園、商圈,以上四個變數皆為先前文獻對於一般住宅房價影響之顯著因素,本研究探討是否顯著影響一般住宅房價之變數亦顯著影響豪宅之房價。本文利用兩種模型,特徵價格法模型以及分量迴歸模型進行分析,進而得出穩健結論。而房地產資料具有異質性,且為右偏分配,故特徵價格法結果與分量迴歸模型不同,以特徵價格法為模型時,捷運對豪宅房價確實具有顯著正向影響,但若以分量迴歸模型分析時,捷運對於高價位分量之豪宅並無顯著影響力,明星學區則以公立國中小具有顯著正向影響力,公立高中及私立學校則不具有顯著影響力,且兩個模型實證結果相同,公園以及商圈變數對豪宅影響由於本研究變數選擇方式,且富人對豪宅之隱蔽性及寧靜性特徵具有偏好,故其結果並不顯著。
 The ratio of house price to income and the house price index of all counties and cities in Taiwan is still increasing, while the ratio of house price to income has risen to the ninth place in the world last year. High house prices have become a problem that needs to be resolved, and luxury apartments are the bellwether in the real estate market. The study focused on luxury apartments in Da’an District of Taipei city and discussed the factors affecting the luxury apartments prices. The metro, schools, parks and shopping areas were used as explanatory variables. These variables were significant affecting the general apartments prices in the previous literature. The purpose of the study was to assess whether the variables that significantly affect the general apartments prices also significantly affect the luxury apartments prices. The study used two models, the hedonic pricing method and the quantile regression method for analysis, and reached robust conclusions. The real estate data were heterogeneous and right skewed distribution, so the results of the hedonic pricing method were different from the quantile regression method. The metro significantly affected the luxury apartments prices with the hedonic pricing method, whereas the metro was not significant for high-priced quantiles with the quantile regression method. For the famous schools, the public elementary schools and junior high schools significantly affected the luxury apartments prices, whereas the public senior high schools and private schools were not significant, and the empirical results of two models were the same. The parks and the shopping areas were not significantly affected the luxury apartments prices due to variables selection method and wealthy people’s preference for privacy and tranquility of luxury apartments.
