| dc.description.abstract | 家計單位在任何時候都是房屋租賃市場與自有市場的潛在消費者，在估計家計單位的住宅需求時，若將兩市場分開估計，則必然會因為忽略此二市場間之代替性而導致誤差出現。本文利用轉換模型(a switch model)，以聯合估計方式估計租買選擇(tenure choice)與住宅需求。採用78年台灣地區住宅狀況調查資料及Heckman二階段迴歸什估計法，我們發現不論是家計單位的房租支出或房價支出都會受到租買選擇的影響。因此，若忽略租買選擇，則估計到的台灣地區住宅需求函數之係數會出現相當嚴重的誤差。 | - |
