The soaring housing price in Taipei city over the recent years has led to the need for more new buildings. This study takes an empirical approach to understanding the economic life of buildings and the underlying determinants. This approach not only improves our understanding of the life cycle of buildings but also the capability of planning for the future development of the city. Analysis of the records of permits to build and demolish buildings has led to the following conclusions. First, the demolished floor spaces over the years of 2001 through 2009 have been over-replaced. The net floor spaces are on a rise. Second, the new buildings have occurred in certain locations with a clustering pattern. Third, it is the number of households not the number of population that matters to the formation of new buildings. Finally, the new buildings tend to appear in areas with a high housing price.
