| dc.description.abstract (摘要) | 房地產是美國很大的一個市場，美國人一生中也可能不只換房一次，產權問題是十分重要的議題。本文透過介紹美國房地產產權轉讓上可能發生的糾紛，引入產權保險的必要性，描述了產權保險的特色、運作方式、帶給消費者及貸款人的好處，然而產權保險在產權調查上成本高昂，因此本文介紹了區塊鏈技術，利用區塊鏈安全性、透明性、不可竄改等特性來幫助降低產權保險的成本，並將節省下的成本反映在保費上，使得消費者可以獲益。 | zh_TW |
| dc.description.abstract (摘要) | Real estate is a big market in the United States. Most Americans transfer their property rights multiple times in their lifetime. The accuracy of property rights is therefore a very important issue for them. This thesis discusses the necessity of title insurance by introducing the disputes that may occur on the transfer of real estate property in the United States and describing the characteristics of title insurance, the mode of operation, and the benefits to the consumers and the lenders. The premium of title insurance is high, because title investigation is a labor-intensive process. The blockchain technology and its characteristics can help reduce the cost of title insurance. The saving in title investigation cost will reduce premium, so that consumers and insurers can both get benefits. | en_US |
