| Summary | 本論文主要研究目的，在於研究台灣各縣市房價對淨人口移入率的影響。使用2011年至2019年台灣行政區域重新劃分後20個縣市之追蹤資料進行實證分析。 研究方法上考慮到淨人口移入率可能會受到鄰近縣市影響而具有空間相依性，因此採用空間計量模型來進行實證研究。並在建立實證模型之前，先利用成對解釋變數的Pearson相關係數與變異數膨脹因子(VIF)進行檢測，確認所使用的解釋變數之間未有共線性的問題，因此可以確認本論文的實證結果有一定的準確性。 實證研究結果指出，房價的地區差異確實為遷移決策的關鍵因素，且過高的房價將成為人口遷入的阻力。實證結果也得出，就業機會較豐富且多元和所得水準相對較高的地區，因為擁有較好的經濟條件會吸引大量人口移入，對淨人口移入率均產生正面的影響。 The main purpose of this paper is to study the effect of housing prices on net population migration in Taiwan. The empirical analysis was conducted using the tracking data of 20 counties and cities in Taiwan after the re-division of administrative regions from 2011 to 2019. In the research method, considering that the net migration rate may be affected by the neighboring counties and cities and have spatial dependence, spatial metrology was adopted to conduct empirical research. Before establishing the empirical model, the Pearson correlation coefficient and VIF of explanatory variables were used to test to confirm that there was no collinearity problem between explanatory variables. Therefore, the empirical results of this paper could be confirmed with a certain accuracy. The empirical results show that the regional differences in housing prices are indeed the key factor in the migration decision, and the high housing prices will become the resistance of people moving in. The regions with more employment opportunities and relatively high income level will attract a large number of people to immigrate to the region with better economic conditions, which will have a positive impact on the net migration rate. |
