| dc.description.abstract (摘要) | Commercial real estate is crucial to the different market players in the business world, and the service providers have played very important roles in the period. Different market players have different purpose of acquiring commercial real estate, but it would be very difficult to proceed without those top professionals’ assistance. The top service providers are just like catalysts or activators to make things happened more smoothly and quickly. Especially when the manufacturers are going to expand to other countries, they don’t have any knowledge or understanding of the local market, and those service providers will be very important to their business expansion plan. In the recent years, there are a few short run shocks happened, however the commercial real estate transaction volume has reached its peak in 2021. Some of those short run shocks are beneficial to the commercial real estate market in Taiwan, and these shocks have different impacts to the different market players and those players have different strategies to react to the shocks. Following the changes and development of times, the impact of those short run shocks will be disappeared, however in the long run, there will be some evolution of commercial real estate happened. Looking into the future, more and more “high value added” type of commercial real estate will dominate the market, such as the cold chain logistics center, and the data centers. As the technology evolves, the requirement for commercial real estate also changes, as enterprises and people are more replying on the cloud computing, and the needs for data storing have been increasing, it is estimated the data center will become a main trend in the next few years. The time and technology will evolve, and the market players will change, but the important of commercial real estate will not remain. The development of commercial real estate also represents the development of economy and technology in a country. Unless all the economic activities have been moved into a virtual world like Metaverse, or the needs for commercial real estate will not elapse as time goes by. | en_US |
