dc.description.abstract (摘要) | 本文以國內缺乏深入研究之租賃不動產為探討課題。從競租理論與特徵價格理論的基礎,分析影響不動產租金之因素應同時考慮不動產產品的空間差異與產品異質等特性,並比較辦公室與住宅租金水準之差異。其次,則是探討辦公室活動中的企業總部區位活動的選擇與變遷決策,探討廠商的企業總部辦公室區位是否有同樣的變化?以及生產力函數中的效率參數--電子與面對面資訊,連同資本、勞力、產業類型與經營績效等變數?如何影響廠商企業總部辦公室的區位變遷決策。研究結果發現,追求利潤極大化之廠商所租賃的辦公室與追求效用滿足極大化的消費者所租賃的住宅,從不動產使用類型本質上即對租金之給付有著明顯的差異;而辦公室產品也因著需要規模經濟,付租能力遠超過住宅;而本文最大的貢獻則是在於發現辦公室與住宅在市中心地區對租金之影響,並無明顯差異,反倒是在市區才有著明顯的差異;其次,辦公室比較重視總樓層所帶來的名望效果,以及業務吸引力所帶來之商機,而住宅則看重所在樓層之效用可及性;至於面積與所在樓層影響租金遞減之情形,本文亦加以計算求出反曲點;其次,研究也發現廠商的企業總部辦公室區位選擇不同於產業的區位變遷;服務業的企業總部辦公室顯著的集中於市中心,但製造業的企業總部辦公室則因區位先佔優勢與惰性,並未如產業一樣顯著的遷徙至市郊。其次,需要面對面資訊的企業總部也顯著的聚集於市中心,而需要電子資訊的高科技企業總部則已經顯著的選擇市郊區位。至於外資跨國企業的部分,也因著訊息、名望顯著的選擇市中心區位。遷徙決策方面,需要電子資訊的企業總部有顯著的遷徙,然而個別產業則不明顯,但整體的遷徙軌跡明顯的是由市中心移出,並遷往市區與市郊。至於有遷徙廠商的企業總部辦公室區位選擇決策,在資本、企業員工數、外資跨國企業與經營績效的影響上與前述企業總部辦公室區位的選擇決策情形相符。 | - |
dc.description.abstract (摘要) | This paper approach the rental difference between office and housing in Taipei, Taiwan. The empirical result of finding, due to different use type influence office and housing significant difference for bid rent. Moreover, the most contribution of this paper find undifferentiated rent in CBD but different to urban district between offices and housing. Next, we also finding office firm concern with prestige and business attraction of total number of floors and then housing consumer care about utility accessibility of floor in the building. Last, the point of inflection is also calculated about size of rental area and floor in the building effect on decrease of rent. Next, this paper also approach the location choice of headquarter offices. We find the location choice of headquarter offices differs from the location change of industries; headquarter offices of the service industry significantly concentrate downtown while the headquarter offices of the manufacturing industry have no trend to significantly concentrate downtown. Additionally, headquarters requiring face-to-face information significantly concentrate downtown, and high-tech headquarters requiring electronics information have significantly chose the location in the city outskirts. As for the part of the foreign investment enterprises, they choose the location in downtown. In the decision of migration, headquarters requiring electronics information have significant migration while others are not obvious. Nevertheless, the whole migration process is obviously from downtown to the urban area and outskirts. | - |
