dc.description.abstract (摘要) | 容積管制為台灣地區控制都市密度發展之主要工具之一,但目前國內、外對於容積管制之理論模型甚為缺乏,國外之土地使用管制之密度分析均以最小基地面積為主。雖然過去Liu(1988)、Grimaud(1989)、Liu & Fujita(1991)曾以Alonso模型為基礎,加入樓地板面積來探討都市一般均衡,但並未討論容積管制之問題。而過去國內有關容積率之研究,主要從容積標準和地區屬性因素群中,確立影響容積標準之因素及其影響程度,或是容積管制對地價影響。對於容積管制之一般均衡模型及如何決定最適容積管制之理論及實證均十分缺乏,本研究之目的將以Ogawa & Fujita(1982)、Liu(1988)、Grimaud(1989)模型為基礎,建立容積管制之一般均衡模型,以及以在不同之目標函數下,及不同限制條件下,以Optimal Control建立最適容積分布模型,並與一般均衡模型做比較,並提出如何達到最適分布之建議,以作為都市計畫土地使用分區管制之參考。 | - |
dc.description.abstract (摘要) | The bulkrate is one of the major tools of density control in Taiwan Area. But the most studies of density control are used minimum lot size (Davids, 1983; Asabere, 1981; Evans, 1983; Fujita, 1987). Although, Liu (1988), Grimaud(1989), Liu & Fujita (1991) have applied floor density into Alnoso`s model, they didn`t talk about the density control problem. There are a lot of domestic studies about bulkrate. But most studies emphasize the relationship between brlkrate and land price; or the influence factors on bulkrate. From the empirical study, some place has more bulkrate, but some place has storage of bulkrate. How to make an optimal distribution of bulkrate is needed. The purpose of this study is under Liu,Grimaud, Liu&Fujita`s models to build a general equilibrium bulkrate control model and under Herbert-Stevens` Model to build an optimal bulkrate model. Then compare these two models and propose the policy of optimal distribution of bulkrate. | - |
