摘要 隨著2020年COVID-19疫情的大流行,以及科技進步和網路普及化,促使遠距辦公的廣泛實施,並可能成為未來重要的工作模式選擇之一。這種趨勢將可能為住宅市場帶來不同面向之影響,故本研究旨在透過實證分析的方式,釐清遠距辦公模式所帶來的變化,研究面向包括人們對住宅區位選擇的改變,對住宅特徵的偏好轉變,以及疫情不同時間段的選擇變化。 本研究使用美國紐約都會區範圍內之住宅重複交易資料,並以特徵價格理論為基礎,使用複迴歸及空間迴歸的分析方法,探討遠距辦公實施後住宅市場之變化趨勢。實證結果顯示,人們在選擇住宅區位時傾向遠離市中心商業區,並且這種趨勢隨著時間愈趨明顯。此外,透過空間分析發現,在紐約都會區,位於市中心和市郊交界區,距離中心商業區大眾運輸車程約一小時到一個半小時的地區,成為相對熱門的選擇地點。在住宅特徵偏好方面,研究結果顯示人們偏好擁有更多的房間數,即傾向有更多的空間區隔,以區分更多的居家活動。另外,對於交通可及性的需求呈現下降的趨勢,可能是由於前往市中心實體上班的頻率減低之緣故。總體而言,本研究結果表明遠距辦公對住宅市場造成區位及特徵偏好的改變。
The COVID-19 pandemic in 2020 has led to widespread adoption of remote work, which is supported by advancements in technology and improved internet access. This shift towards remote work has significant implications for the housing market. This study aims to examine the effects of remote work on residential location preferences, housing feature preferences, and decision-making patterns during different stages of the pandemic. Using residential repeat transaction data from the New York metropolitan area, this study applies the hedonic price theory and utilizes multiple regression and spatial regression analysis techniques to uncover housing market dynamics following the implementation of remote work. The findings indicate a noticeable trend of individuals choosing residential locations further away from central business districts, with this preference becoming more pronounced over time. Areas located at the periphery of downtown and suburban regions, with a travel time of approximately one to one and a half hours from the central business district, have emerged as relatively popular choices. Regarding housing preferences, the study reveals a desire for larger numbers of rooms and bathroom facilities, reflecting a need for increased spatial separation to accommodate various home-based activities. Additionally, there is a notable decrease in the demand for transportation accessibility, which is likely due to less frequent commutes to downtown areas for work. Overall, this research highlights the transformative impact of remote work on residential location preferences and housing feature preferences in the housing market.
