題名 綠特色與綠溢價之關連—由市場面分析
The Impact of Green Features on Price Premium

摘要 巴黎氣候協議下,各國承諾致力抑制不斷增加的溫室氣體排放,臺灣也承諾在2050年減量至2005年排放量的一半。但過去15年全臺僅333個民間建案取得綠建築標章,且幾乎全部過了效期就不繼續認證,令人對藉由建築活動減量溫室氣體感到憂心。本專題以為由市場面創造自發性誘因相當重要,繼續以建築設計的角度推廣似乎遇到瓶頸,因而嘗試由市場的角度尋求解決之道。擬藉由三重底線理論之社會、經濟與環境等面向,串連綠特色指標分數與綠建築本身之綠溢價進行多元迴歸分析,對產生綠建築溢價的元素有更深入的實質分析,此將可補充綠建築價值相關研究中只以虛擬變數為之而缺乏綠分數研究的缺口。
Under the new Paris Agreement, countries around the globe vowed to contribute to the long-lasting problem of global warming. Taiwan promised to cut greenhouse gas emission in half by 2050 comparing to the emission level of 2005. However, in the past fifteen years, only 333 cases of new constructions obtained green building labels and almost none considered renewing. Reduction on building greenhouse emission has become concerning. After years of observation, we believe that spontaneous incentive created within the market is the way to solve the low popularity in Taiwan. Based on the concept of Triple Bottom Line of people, profit, planet; we will perform multi-regression on sustainability labeling score and green premium. With more knowledge on elements for green premium, this research will aid the lacking domestic empirical study on green score.
