| dc.description.abstract (摘要) | 農地價格的概念相當廣泛,一般認知多屬於農地交易市場的價格,本計畫基於最有效使用原則,以農地作為農業使用所能產生之最大利益為考量,建置農地價格評估模式。首先,依據農地之適宜性作物與灌溉條件等因素劃分同質區;其次,於各同質區選取農地使用條件中庸,且具代表性之個別農地作為標準田;以直接經營方式利用收益法推估標準田價格;此模式建立後,可運用比準表將標準田價格推估成為各宗農地價格。換言之,本計畫係以反映農地生產力之收益價格作為主,提出農地收益價格的評估模式。 | |
| dc.description.abstract (摘要) | The concept of the price of farmland is quite extensive. As we know, the price of farmland mostly belongs to market price. This project builds up a model of assessing the price of farmland based on the Principle of Highest and Best Use and the maximum profit generated by farmland. First of all, this project divides research areas into different similar sites based on suitable crops and irrigation conditions. In addition, we choose a standard lot in each similar site in terms of moderate conditions and the existence of actual selling price, and evaluate the price of each standard lot. After building up this model, we can estimate the price of each farmland by the comparison chart. In other words, this project evaluates the income price of farmland by reflecting the production capability of farmland. | |
