Tainan日期 2025 上傳時間 4-Aug-2025 14:12:01 (UTC+8) 摘要 研究鄰近設施對房價的影響,除有助於瞭解房價形成機制,亦可反映當地對於公共服務的偏好。隨著臺灣在2025年邁入超高齡社會,隨著老年人口與長期照顧機構數量同步上升,使研究長照設施如何影響房價的議題,更顯重要。 本研究以「進階式兩階段流動搜尋法」(E2SFCA)分析單位房價與日間照顧中心空間可近性的關係。由於臺南市為臺灣第一個完成「一國中學區一日照」布建的直轄市,故選為本研究的案例。 由於分布位置存在差異,本研究將房價資料分為透天厝與公寓,並加入變數以區分都會區、科學園區與鄉村區域。除了線性迴歸外,本研究也加入非線性迴歸及空間迴歸來分析日照中心可近性與單位房價的關係。研究結果包括:一、公寓價格與日照中心可近性呈現正相關。然而,若公寓500公尺內有日照中心,房價會下降,呈現出半嫌惡設施的特徵。二、透天厝價格與日照中心可近性是非線性關係,當村里的可近性超過89.84,或每10個村里內有超過2.35個日照中心時,兩者關係會由正相關轉為負相關。三、「科學園區的透天厝」與「鄉村的公寓」的日照中心可近性與房價呈現負相關,這可能與區域家戶組成結構不同有關。四、空間迴歸結果顯示,房價間具有空間相依性,並與日照中心可近性呈正相關。結合空間觀點,可以降低分析時犯第一型錯誤的風險。 日照中心可近性大致上與房價呈現正相關,顯示日照中心受到購屋者與當地社區的歡迎,這與政府長照政策在地老化的政策目標相符。
The study of the impact of neighbouring facilities on housing prices offers valuable insights into both price determinants and local community preferences regarding service provision. As Taiwan is set to become a super-aged society by 2025, the rise in both the elderly population and the number of long-term care institutions makes it increasingly important to examine how these facilities influence housing prices. This study examines the relationship between unit housing prices and the spatial accessibility of elderly day care centres, measured using the enhanced two-step floating catchment area (E2SFCA) method. Tainan was selected as a case study, being the first special municipality to achieve the policy objective of “one day care centre per junior high school district”. Due to the difference in distribution, this research disaggregated data into houses and flats and added variables to indicate urban, rural, and science park areas. In addition to linear regression, this study also employs non-linear and spatial regression models to explore the relationship between day care centre accessibility and housing prices. The findings include: First, accessibility demonstrates a positive correlation with the unit prices of flats. However, day care centres exhibit characteristics of a semi-obnoxious facility, as flat prices decrease within a 500m road distance of a centre. Second, the relationship between prices and accessibility is non-linear for houses. While a positive correlation exists, it becomes negative when a village’s accessibility reaches a threshold of 89.84, or 2.35 centres per 10 villages. Third, accessibility and price show a negative correlation for “houses in science park” and “flats in rural areas”, which may be due to the difference in family composition. Fourth, spatial regression analysis indicates that housing prices exhibit spatial dependence and are positively correlated with day care centre accessibility. Incorporating a spatial perspective reduces the risk of potential Type I errors in the analysis process. As Taiwan is set to become a super-aged society by 2025, the rise in both the elderly population and the number of long-term care institutions makes it increasingly important to examine how these facilities influence housing prices. This study examines the relationship between unit housing prices and the spatial accessibility of elderly day care centres, measured using the enhanced two-step floating catchment area (E2SFCA) method. Tainan was selected as a case study, being the first special municipality to achieve the policy objective of “one day care centre per junior high school district”. Due to the difference in distribution, this research disaggregated data into houses and flats and added variables to indicate urban, rural, and science park areas. In addition to linear regression, this study also employs non-linear and spatial regression models to explore the relationship between day care centre accessibility and housing prices. The findings include: First, accessibility demonstrates a positive correlation with the unit prices of flats. However, day care centres exhibit characteristics of a semi-obnoxious facility, as flat prices decrease within a 500m road distance of a centre. Second, the relationship between prices and accessibility is non-linear for houses. While a positive correlation exists, it becomes negative when a village’s accessibility reaches a threshold of 89.84, or 2.35 centres per 10 villages. Third, accessibility and price show a negative correlation for “houses in science park” and “flats in rural areas”, which may be due to the difference in family composition. Fourth, spatial regression analysis indicates that housing prices exhibit spatial dependence and are positively correlated with day care centre accessibility. Incorporating a spatial perspective reduces the risk of potential Type I errors in the analysis process. The overall positive correlation between day care centre accessibility and housing prices suggests that day care services are welcomed by house buyers and local communities, aligning with the government’s long-term care policy objective of ageing in place. en_US dc.description.tableofcontents 1.
