摘要 都市更新係民主規劃程序下,包含土地使用及公共設施改善等之全面長期規劃,為社會帶來公共利益,然其集體行動之性質,卻使土地權利人基於自利理性而造成集體行動的困境,許多研究曾欲由制度面及網絡關係等面向切入,希冀突破集體行動困境。而都市更新之合作過程中,屬於私部門實施者居主導協商關鍵地位,於其中扮演重要角色。本研究透過集體行動理論及互惠理論,探討做為關鍵角色之實施者與土地權利人之互惠關係,對都市更新合作之影響。以新北市及台北市曾申請都市更新概要計畫之實施者為對象,藉由問卷調查取得驗證所需資料,並使用結構方程式驗證信任、互惠,及其對都市更新推動之因果架構。其實證結果驗證信任至互惠及互惠至合作之正向路徑關係,顯示實施者提升自我能力、善意、正直之特質,可促進其與土地權利人合作關係中之互惠程度,而其與土地權利人所建立之良好互惠關係,對於更新合作之合作有所助益。
