摘要 以土地經濟分析之觀點,資本化效果被定義為任何增加或減少房地未來收益屬性的變動,都將增加或減少房地權益價值。就影響因素不同,大致可分為正面及負面資本化效果;而就影響範圍區分,又可分為內部及外部資本化效果。
