摘要 本文使用臺灣各縣市2013年至2021年共九年期間內政部不動產資訊平台的資料,旨在研究影響我國各縣市當地房價與房價成長率的因素,並將關注焦點著重於分析地方政府施政滿意度與當地房價之間的關係。

為了解決房價和施政滿意度的內生性問題,本文使用兩階段工具變數法,發現施政滿意度對於房價為正向顯著影響,顯示施政滿意度越高會使房價越高,理由是當一地的施政滿意度越高,表示當地的經濟、環境、文教等各項指標表現皆良好,吸引越多人口進入,增加當地房屋的需求,並進一步提高當地的房價。最後本文也將被解釋變數改為房價成長率,結果呈現施政滿意度及性別比皆對房價成長率為正向顯著影響,故得出施政滿意度越高,背後隱含當地的各項指標皆完善,越多人口選擇遷入,房價升高的同時一併帶動當地的房價成長率上升。
This study uses data of Ministry of the Interior Real Estate Information Platform from various counties and cities in Taiwan from 2013 to 2021, spanning a period of nine years. The aim is to investigate the factors that influence local house prices and their growth rates in our country. The focus is specifically on analyzing the relationship between administrative satisfaction in local governments and house prices.

To address the endogeneity issue between house prices and administrative satisfaction in local governments, this study uses a two-stage instrumental variable approach. It finds that government satisfaction has a significant positive effect on house prices. This suggests that higher administrative satisfaction in local governments leads to higher house prices. The rationale is that when the administrative satisfaction in local governments is higher, it indicates better performance in various indicators such as the economy, environment, education, etc., which attracts more population to move in and increases the demand for housing, thus further driving up local house prices. Lastly, this study also examines the house price growth rate as the dependent variable and finds that government satisfaction and gender ratio both have a significant positive effect on the growth rate. Therefore, higher government satisfaction implies better performance across various indicators, leading to more population migration and higher house prices, accompanied by an increase in the house price growth rate in the local area.
