題名 影響台灣單親家戶住宅租擁選擇因素之探討

摘要 本文利用民國89年戶口及住宅普查與家戶收支調查報告等資料來分析影響台灣單親家戶住宅租擁選擇之因素。我們先以家戶收支調查報告資料中之經濟戶長年齡、教育年限、性別與職業別等因素估算出恆常所得方程式,然後再將它與戶口及住宅普查資料結合,去估計普查資料中各家戶的恆常所得水準。我們發現恆常所得對單親男性家戶及女性家戶擁屋傾向的影響係數分別大約為0.048及0.026。且恆常所得對單親男性與女性家戶的影響會隨著所得級距的提高而愈顯著。在單親男性家戶樣本裡,中所得級距的單親男性擁屋傾向是最高的;但在所得級距最高的單親女性樣本中,恆常所得才是影響住宅租擁的顯著變數。亦即,單親女性的所得必須要高於某個程度時,所得的增加才會提高其擁屋的傾向。另外,戶內人口數愈多選擇租屋的機率反而會愈高;家計單位流動性愈高者租屋的傾向也愈高。單親家戶擁屋的機率隨著房屋住宅的房間數、廳數、總樓層數及總樓地板面積而增加,但隨著住宅的屋齡而減少。相較於非都會區,都會區租屋的機率會較高。
